With housing prices declining to affordable rates opportunities abound.  Whether looking for a home for your family or investments in multi-family housing this is a great time to buy.  Retail and office space are down as well.  If you believe in buy low and sell high then this is the time to buy.

There is an equilibrium force at work, balancing the cost of rentals and home ownership.  As the cost of home ownership (mortgage, taxes and insurance) approach the cost of monthly rents, renters move to home ownership.  So decreasing home prices would make this appear to be a bad time to own rentals.  However, another factor in the equation bodes well for rental property owners.  The record foreclosures are creating a large of pool of renters for the next five to ten years.  Coupled with the loss of apartments from the condo conversion craze of two years ago we can expect rents to rise for the next five to ten years.  This is a great time to be a Real Estate investor!
